Prequal Submitted
Borrower fills out the deal basics at bdlend.com/prequal/ — takes 5 minutes. BDL reviews within 1–2 business days.

BDL Review
We evaluate against our box and respond with preliminary sizing if it works — or a specific reason if it doesn't. No vague passes.

LOI Issued
BDL issues a static, non-negotiated Letter of Interest based on submitted data only. No underwriting has occurred yet.
$5,000 Engagement Fee Required

Active UW
Hard credit pull, title engagement, full due diligence, and closing navigation. BDL works as the borrower's capital partner to the table.

What Brokers Ask Most

What's the $5,000 fee about — do I disclose that upfront?
Yes. Tell your borrower before they submit: if BD Lending issues a Letter of Interest, a $5,000 engagement fee is required before we sign it and open active underwriting. It's non-refundable once UW work begins. Borrowers who understand how private lending works won't blink. Those who do are usually not ready for the deal.
Is BD Lending the lender or a broker?
Direct lender. We write our own capital. No broker fees from BDL, no yield spread, no back-end participation shared with a third party. Broker compensation on your end is between you and your borrower — we don't have visibility into that and it doesn't affect our process.
How fast can you close?
Timeline is driven almost entirely by document turnaround and whether underwriting surfaces any issues. Clean deals with complete documentation can move from LOI to close in a few weeks. Deals where documents trickle in over two weeks take longer. We initiate title and run due diligence in parallel — we're not the bottleneck.
What if the deal is over $5M?
We cap at $5M per single loan. We don't participate or co-lend on pieces. If the deal is over $5M, it needs a different lender. We can refer you in the right direction if that's helpful.
How do I submit a deal?
Have your borrower go to bdlend.com/prequal/ — it's the cleanest path. Alternatively, send a brief deal summary to deal@bdlend.com and we'll route it appropriately. The prequal form gets into our queue faster.
